The market has corrected itself from the recent "buying frenzy." Prices have leveled off and reduced moderately. Properties are on the market longer, although the "right" property at the "right" price still moves fairly quickly.

The inventory of over-priced, upper-bracket properties seems to hold stable with not much movement, as sellers and brokers have not recognized the changing market; you see the same properties advertised for months.

Mid-priced properties have seen the most correction and that is the most active market now.

Smaller, affordable parcels of land are still hard to find. Five acres usually sell in the $200,000s. Medium-size parcels in the 25-acre range are $390,000 and more.

Not all properties are listed, and we are in constant contact with sellers "considering" the sale of their property.
